ZONING
The Village is proposing to create two new zoning overlay districts that must be approved at Town Meeting. The first overlay district will be permitted under the M.G.L. Chapter 40(R) statute and be titled the Little River Smart Growth Overlay District ("SGOD"). The 68 mixed income rental apartments and 30 age restricted condominiums will be in the SGOD. Under Chapter 40(R), the Town will receive a $75,000 upfront payment from the Commonwealth once the district is enacted by the Town Meeting and subsequent state approval and then another $279,000 payment once a building permit has been issued. The second overlay district, entitled the Little River Village Overlay District, will include the retail, office, and market rate condominiums. Both overlay districts will need to be approved at Town Meeting. In addition, the Village will be subject to design review by the Planning Board prior to project approval.
