CURRENT CONDITIONS

The Village at Little River site includes an approximately 99 acre parcel located at 60 Newburyport Turnpike and 8 Middle Road in Newbury, MA. The site is severely environmentally and ecologically impacted. The proposed Village redevelopment will clean the site and preserve the surrounding natural habitats for future generations.

The site currently contains two one-story buildings, one of which is in disrepair, both of which will be razed as part of the redevelopment. The central portion of the site has been extensively altered by former and present land uses. The site is currently the headquarters for a waste management company in addition to serving as a tractor-trailer storage facility. The site was previously mined of gravel material and was a junk yard, and extensive areas of rock ledge exist at or near existing grade. Trash is also strewn throughout the site including in the surrounding wetlands.
